5 acres total (2 ha, the far ha is undeveloped) of 34 species of tropical fruit trees (virtually all seedlings) among native trees and plants, each with a 2-4 m-diameter log-section perimeter filled in with green/brown waste branches/leaves as a protective barrier against wallabies and to provide nourishment and protection from dehydration by sun and wind for a decade or more into the future. Watering has been 9-10 litres per plant per week every week regardless of rain, delivered at the trunk from a watering can (price includes tanks and watering system, see below) in a sort of titration experiment (virtually all trees survived with some growth the two dry seasons since planting started), and nearby there are mangoes and litchees and other fruit trees surviving with nothing other than rainfall and groundwater. Rainfall for 2024: Jan 750 mm, Feb 600 mm, Mar 750 mm. Land has a gentle slope near-perfect for drainage, so all plantings are dished to the trunk to catch water. Soil is about 30-50 cm of black loam? over more than a meter of red clay, and after the first 100 plantings, each planting was a spade-cut square hole down to 50 cm, then hand-auguring down another 1 m or so, backfilled with the top soil and then manure layered in with soil up to the plant, the intent being to maximise tap-root growth. A new 13 m x 6.5 m colorbond roof connects, and is 1 m above, the two sheds, providing a parking bay 4 m wide between the sheds, and good rain catchment. On that roof there are 6 new Hyundai solar panels (6 x 390 watts) connected in three series each of two panels, each series connected individually in parallel to the Kings 40 amp MPPT charge controller, then to eight Kings 98 amp/hour deep cycle AGM batteries and a Giandel 4000W/8000W pure sine wave inverter, to provide 240V AC power. Some sort of steel-walled industrial tank has been converted into a doored composting toilet room. The 400K price includes neatening-up from the present, new additional track halfway along the far long side then back across diagonally to the far end of the near long side, all remaining feral pines to be dropped and sectioned-up and arranged into wallaby-barriers with some green/brown waste inside, left ready for more trees, and most of the smaller messy fallen treestuff cut up and put into the mulch, two 17,000-odd litre tanks (one at roof, one at far end of near short side (the high point)), fixed rigid irrigation lines to several nodes, and a garden hose at each of the nodes for hand delivery of water. Subtract 50K from the price if you will lease me the far acre for the rest of my life (62 now, teetotaller, and expect to not be there most of the time, and to further plant). Subtract 20K if you do your own irrigation. Inspect from June 1, purchase from July 1 2024.
