Looking for a housemate in the Blue Mountains

Hi everyone,
I am advertising for a housemate in a two bedroom house in Hazelbrook.
My housemate is moving out as his offer to buy a house just got accepted. We're both teachers so he will be moving his things out in the school holidays and should be finished by early to mid May (date negotiable).
As he will be taking most of his things these are the images the real estate posted when we moved in about six months ago, without furniture in the house.
The rental price of the property is $520 per week before any bills. I'd want the new tenant to share everything equally and potentially go on a contract. With my fulltime job I don't want the responsibility of being a head tenant.
My housemate has offered mates rates if I want to keep anything. I'm planning to keep the fridge and washing machine. I will pay for these.
He owns quite a lot of furniture so if your interested let me know when you inspect the place. If you do want anything I'm not already getting, e.g. his work desk you'll need to pay for it but again everything is very cheap and he'll move it if you don't want it so it's an easy situation.
A bit about me:
I work full time as a teacher in Sydney so I'm out most of the day on weekdays. When I'm home during week 90% of the time I'll be reading.
I have a dog.
I have fish that I keep in my room. I'd be keen to put a few small tanks just outside my room when the babies are old enough to sell but my current housemate didn't feel comfortable with that so I've respected that boundary and they're all in my room. If you're comfortable I'd like to put them outside my room, if you're not I'll respect that and keep them inside.
What I'm looking for in a tenant:
Someone who communicates well so if there's anything that needs to be addressed it's easily worked out without any stress.
My absolute preference would be another teacher but obviously that's unrealistic.
Someone whose reliable with cleaning. Usually my housemate and I clean on the weekend but as long as your area is cleaned within the week that's fine. We don't currently have a schedule, we'll just say to each other whether we want to vacuum or clean the bathroom each week.
I don't mind if you have parties on Fridays or Saturday's. Just a heads up I'm pretty introverted so I probably won't join in - don't take it personally I'm just a quiet person.
Just someone whose easy going really.
